Tips for SELLERs

Sellers are obliged to pay transfer fee which is required by the Register of Deeds before registering any transfer and by the Assessor's Office before cancellation and issuance of a new tax declaration.

The seller of a family home who utilizes the proceeds to acquire a new residence shall be exempted to pay the capital gains tax and documentary stamps tax.

Sellers pay the brokers commission to the listing broker whom in turn will share the half of the amount to the selling broker. Pay only to your listing broker not to the salesman unless otherwise authorized by the former and official receipt/s in the name of the brokers (listing & selling, if any).is/are issued.

Tips for BUYERs

Buyers may engage the full service of a licensed broker/ agent in searching out and locating the properties that meet the specified criteria and negotiating the purchase of the property on behalf of the buyer..

Selling brokers ask shared commission from listing brokers so buyers may need not pay the services of the broker for closed transactions unless previously agreed.

Some licensed brokers/agents may charge an engagement fee before they start searching properties. Engaging a full service of a licensed broker/agent charges a higher rate than for bidding purposes only.

Deal with licensed broker/agent only because they are registered practitioner and are obliged to issue an official receipt for every payment received.

Buyers who purchase property for investment purposes and engage the services of a licensed broker/agent, the commission paid to the licensed broker/agent (supported by an Official Receipt) shall be tax-deductible.
